How I approach it

Most sticking doors aren’t bad doors. The top hinge has worked loose or the house has shifted a little. A long screw through the top hinge into the framing fixes more doors than planing ever does. When that isn’t enough, I adjust the strike, shim a hinge, or plane the edge and seal it so it doesn’t swell again.

Exterior doors take a beating here: afternoon sun on one side, air conditioning on the other, then a wet winter. If you can see daylight around a closed door, the weatherstripping is worn out or the sweep is missing.

Good to know

If you want one key for every outside door, the easiest route is buying hardware keyed alike. I’ll install it.

A smart lock needs a door that latches smoothly first. If the bolt drags, I fix the alignment before the lock goes on, or the motor will struggle.

If your first task takes less than 2 hours, line up a second small task and I’ll tackle it while I’m there.

  3. Small repairs welcome

I keep repair and improvement jobs under $1,000—the items that are hard to get on a big contractor’s calendar. Hauling, cleaning and site surveys have no size limit.
